Where do leads come from?

Seven doors. One inbox.

Some sources connect directly. Others come through a Google Sheet or a lead webhook link. Here is exactly how each one arrives.

Meta lead ads

Connected directly. Facebook and Instagram form fills arrive on their own, tagged with the campaign.

Direct connection
Google Sheets

Synced automatically every couple of minutes. The usual home for WhatsApp leads, old data and portal exports.

99acres

Through its lead export into a Google Sheet, or posted to the campaign’s lead webhook link.

Housing.com

The same way — its lead export into a Google Sheet, or the campaign’s lead webhook link.

Website

Your enquiry form posts to the campaign’s lead webhook link. Any tool that can post can do the same.

Smart lead intake

What happens to a new lead in the first few seconds?

A new lead is checked by phone number, linked if the buyer is already known, credited to its campaign, placed on its project and given to a caller who can see that project. A first-call task is waiting for them.

Enquiry ledger

Not every enquiry is a new buyer.

A campaign that brings back buyers you already had isn’t the same as one that brings new ones. Realty Desk writes down every enquiry and how it relates to the leads you already have.

The number belongs to an existing lead from another source. The enquiry is recorded on that lead — no second copy.

The same buyer, the same source, again.

They filled the same kind of form twice. It counts as a repeat, so the campaign isn’t credited with a new buyer.

Campaign intelligence

What did each campaign really bring in?

A campaign is a project plus a source. For each one you see the enquiries it delivered, how many were unique buyers, how many were repeats, and how many reached a site visit.

So when 2BHK Meta shows 482 leads, you can see that 91 of them were the same people asking again — before you decide where the next rupee of ad spend goes.

Access & assignment

The right caller. Only their leads.

Leads go to the callers on their project. Inside a campaign they are shared out in turn. A telecaller only ever sees the projects and campaigns ticked for them.

FAQ

Common questions about leads.

Guide: managing Facebook leads

How do Facebook leads get into Realty Desk?

Connect your Meta lead ads once. New Facebook and Instagram form fills arrive in Realty Desk on their own, tagged with their campaign, checked against existing leads by phone number and handed to a caller on that project.

Can I bring leads from a Google Sheet?

Yes. Link the sheet to a campaign and Realty Desk syncs it automatically every couple of minutes. Many teams use a sheet for WhatsApp leads, old data and portal exports.

How do 99acres and Housing.com leads come in?

Through their lead exports into a Google Sheet that Realty Desk syncs, or by posting to the campaign’s lead webhook link. There is no separate direct connection to the portals.

What happens when the same buyer enquires twice?

Every enquiry is matched by phone number against the leads already in that project. If the buyer is already known there from another source, the enquiry is recorded on the existing lead. If they came from the same source again, it counts as a repeat. Either way, no duplicate lead is created. Each project keeps its own book, so the same buyer enquiring about a second project becomes a lead there too.

Your real-estate operation has enough moving parts. They shouldn’t live in different systems.
